One Dorset Street Southampton
Overview
We stripped out an office on the third floor at One Dorset Street, Southampton. We needed to take the existing tenant’s fittings out to turn it back into a Cat A, leaving it as a blank slate.
The Brief
The clients wanted the space ready for potential new tenants to envision themselves in. As such, it needed to be stripped back to its base build.
The Solution
Our team got to work by renewing the 4 pipe air con system with all new copper pipe work and fan coil units, lagging all pipe work and electrical components. We renewed all the electrics, DB board, LED lighting, small power, all new cabling, and electrical certs. To top off this section of work, we renewed the BMS system and installed new heat metres to monitor each tenant’s individual usage.
Following electrical work, we carried out fire stopping to the main core areas, risers, adjoining tenant, and entire office as a whole, and put the fire alarm system back to the open plan area. We also installed new fire doors.
Lastly, we put new bulk heads on the perimeter and around elements to ensure full tiles were used. We then installed a new ceiling grid, ceiling tiles, and carpet tiles before decorating the entire office.
The Result
We had a great time designing and completing the project, and the client is very happy with the final result. From here, we will discuss further works with the client.
